Market Report – Waterfront Home Sales

When the weather warms up, buyers often start talking about being outdoors on the water. Some folks want easy access to boating and active water sports, while others just want a peaceful place to enjoy the relaxed, meditative environment. Whether it’s a river, bay, creek or pond, waterfront homes have a built-in natural asset many buyers want.

Buying or Selling Homes on Waterfront

While Clark County offers opportunities for waterfront living, the challenges of regulations, market demand, and a limited inventory have made this a limited, and specialized market. Regulations designed to protection our watersheds restrict the development of shoreline properties with tight footprints, setbacks, and mitigation requirements. Even creeks are regulated in certain protected watersheds, so this can cause frustration for anyone trying to build or expand a house along a natural waterway.

Whether you are looking for, or want to sell, waterfront property, you should work with a broker who has experience in this specialized market and knows how to achieve that perfect outcome for you.

Find Nature As Neighbors in Washougal

Clark County, WA has many fine areas where you can find homes with acreage and “nature as neighbors”, yet still have easy access to city amenities. Washougal is one of those popular areas where you can find privacy on a little acreage with “elbow room for the soul.”  You can also find properties right along the water, which is always a bonus.

Washougal is Chinook For “Rushing Water”

The town’s namesake, the Washougal River, starts its 33-mile run from Gifford Pinchot National Forest in the Cascade Mountains and flows into the Columbia River through the towns of Camas and Washougal. About 63% of its watershed is forested, which accounts for its pristine water quality and excellent recreation and fishing activities – and its rural quality. As the “Gateway to the Columbia Gorge”, the diverse topography of riverfront and rolling foothills offer many opportunities for gratifying views.

Combine the luxury of privacy with the diversity of views, and waterfront location – you have a very popular area for homesites. Washougal view homes are in the highly desirable Camas and Washougal School Districts.

New Pricing and Open House

We’re having an Open House this weekend, Saturday from 12 – 3PM at this great home located at 14909 NW 56th Avenue, Vancouver WA. It’s located in the gorgeous Reserve at Ashley Ridge neighborhood and is sited on a large lot overlooking the green space above Lake River.

A newly adjusted price of $680,000 makes his property a very attractive option in this highly desirable area. The 3550 square foot home features one-level living, but a large loft bonus room gives you extra space for hobbies, or for use as a media room.   It was finished in 2017, and shows like-new.

The Reserve at Ashley Ridge

The neighborhood is a perfect blend of outdoor activities and convenience.  You have easy access to recreation and nature, but easy access to shops and services too. Portland and Portland International Airport are both about 20 minutes away.

A popular spot for exercise and family fun is the Salmon Creek Greenway Trail and Klineline Pond. Photographers too highly enjoy the Salmon Creek Greenway for the all of the nature and wildlife photo opportunities. Children who live in The Reserve attend the highly rated Felida School District.

Be sure to take a quick video tour of the neighborhood lifestyle.

I’m (Debb) part of a group called, 100 Women Who Care Clark County. The goal of the organization is to make a difference by coming together to support the health and growth of our community. We meet quarterly ( once every 90 days) for an hour to hear presentations from three randomly chosen non-profits benefiting the community.  We listen to short heart-felt speeches and then take a vote. Once the non-profit is identified, each of the members donates $100.00, for a total of $10,000.

This month, 100 Women Who Care voted to donate our money to Villages Clark County– a plan not a place – independent living with a community of support. This great non-profit relies on like-minded volunteers who help older seniors age comfortably, and safely, in their own homes. Carefully vetted volunteers do everything from changing a light bulb on a ceiling fixture; to driving, grocery shopping, yard work, spring cleaning, home repairs, and companionship.

While the name 100 Women implies there are just 100 members, the group can grow and grow. It’s our hope more women will join in our efforts. Imagine the donation power of 1000 Women Who Care. In my opinion, four hours a year and four-hundred dollars x 100 Women ( or more ) is a powerful way to make a positive impact on our community.

Multigen Living is a Major Trend in the Housing Market

Multigenerational (“multigen”) living is on the rise in the U.S. It has long been a tradition in other countries, but in 2014 the Pew Research Center reported that a record 60.6 million Americans now live in multigen households. That is nearly one in 5 households. This trend continues today as the housing market responds to the demand for multigen homes.

Finding a Multigen Home Requires Expertise

It’s no coincidence that our specialty – view homes with “elbow room for the soul” – works well for multigen homes, too.  Sometimes they come with separate living quarters, sometimes they need to be modified. We understand and live the lifestyle, so we know how to find homes suited for this lifestyle.

It also helps to know what the market looks like when you start shopping for a multigen home. Here is a snapshot of ViewHomes™ of Clark County with dual-living features, starting at $400,000:

We hear a lot of jokes about how much it rains here, and in the Pacific Northwest in general.  However, you might be surprised to see weather statistics for the United States. Florida, Louisiana,  Mississippi, and Alabama are actually the wettest states in the country.  Washington state ranks at number thirty, with about 38.5 inches of rainfall a year. In Clark County, Washington, depending upon where one lives, we get about 40-50 inches of rain each year. The national average is 39 inches a year.

However, the rain we do get tends to fall over a longer period of time – and we do get some gloomy gray periods from time-to-time. Over all though, we actually appreciate the climate. After all, our annual rain gives us our lush green landscapes – and in the spring and summer months, an abundance of flowers and blossoms.

And, all the rain gives us an abundance of pristine water ways which support our region’s wildlife – and gives us plenty of opportunities for recreation and outdoor fun.

And, with the right gear, and the right attitude – what’s a little rain?

In Clark County, Washington we tend to find rainbows in the rain.

Camas First Friday

Align with nature…Magic happens.      ~ John Friend

The magic of gnomes and fairies has always been celebrated at our household. The grandchildren, who call me Oma, substitute it for Gn-oma at times, because they know how much I love these mythical nature spirits.

Therefore, we are especially excited about the Camas First Friday event next month. The Garden Gnome and Fairy Gala on May 4, is in honor of the Camas Plant and Garden Fair which follows in the next week.

If you too appreciate Nature, no doubt you know gnomes are often considered the protector of the forest and healers of animals. According to some legends, the fairies work in concert with the gnomes to carry out this large responsibility.

We think it should be a fun evening in downtown Camas with gnomes and fairies  making a rare appearance throughout in shops and businesses. There’s also a treasure hunt for hidden fairy houses, an enchanted fairy garden cake decorating contest, and fairy and gnome crafts for kids.

Naturally the businesses will be open late as usual, from 5-8PM, and the local eateries will be eager to serve hungry families. Don’t forget too, you earn tickets to win great prizes for each location you visit.

At ViewHomes of Clark County we are always game for celebrating Nature As Neighbors. We hope to see you at First Friday on May 4, 2018 in charming downtown Camas.

We are both fans of The Reserve at Ashley Ridge in Felida. Felida is known for its natural open spaces, luxurious neighborhoods, ViewHomes™, desirable schools, and access to recreation. It’s only about a twenty minute commute to both Portland International Airport and downtown Portland.

Our latest ViewHome listing is located in The Reserve at Ashley Ridge. This gated neighborhood has a kayak trail for residents to use for access to Lake River. Lake River is an eleven mile tributary of the Columbia River and offers great wildlife viewing. Portions of the waterway border the Ridgefield Wildlife Refuge.

The seller has been relocated for work and is disappointed he hasn’t had more time to enjoy the home. It was completed last July, and since he travels a lot, the house is virtually new. Large windows open up to serene views of the valley, and while the lot is .25 acres, with neighbors on each side, the house feels quite private.

The home at 14909 NW 56th Avenue is 3533 square feet and features main-level living. An upstairs bonus room was custom finished to support the weight of a regulation pool table.  Skylights add wonderful light to the large and open space. Want to see more? Contact us today for a private tour. We think it’s priced perfectly at $699,900.

It’s another rainy week, but I had the pleasure of meeting a client for coffee yesterday morning in downtown Washougal. The Washougal Coffee Company is generally quiet enough to allow for good conversation and the London Fogs are delicious.  In my opinion, this beverage is made for cold damp days in the Pacific Northwest.

A London Fog is also known as Vanilla Tea Misto or an Earl Grey Tea Latte. In Scotland, it’s called a Vancouver Fog, since it was originally created in Vancouver, British Columbia.  Basically, it’s steeped Earl Grey tea with steamed milk, a shot of vanilla, and a sweetener of choice. I also sprinkle the top layer of foam with nutmeg and cinnamon.

If you  haven’t had the pleasure of enjoying this creamy beverage, I encourage you to give it a try. Some people use a hint lavender in the recipe too, although, most often, I prefer to drink the classic. Just thinking about it makes me want to go back to the Washougal Coffee Company and order another.

According to the Earth Day Network, currently about 300 million tons of plastic are produced each year to make bags, bottles, packages, and other commodities for people all over the world. Unfortunately, only about ten percent of this plastic is properly recycled and reused. The rest ends up as waste in landfills or as litter in our natural environment, where it leaches dangerous chemicals into the nearby soil and water, endangering humans and wildlife alike.

Of the 33 million tons of plastic waste generated in the U.S. each year,  only about 7 percent is recycled. This plastic waste ends up in landfills, beaches, rivers and oceans and contributes to such devastating problems as the Great Pacific Ocean Garbage Patch, a floating mass of garbage the size of a continent where plastic outnumbers plankton. Plus, most plastic is made from oil.

It’s no surprise to learn the theme for this years, May 22, 2018 Earth Day celebration is End Plastic Pollution.

I first fell in love with Forget-me-nots while growing up in Alaska. The wild native alpine forget-me-not grows well throughout the rugged state in open, rocky places along mountain trails.   Other varieties also grow freely along the banks of marshy areas, creeks, and lakes. In 1917, it was named the Alaska state flower.

There are both native and non-native forget-me-nots in the Pacific Northwest, although, they all likely escaped domestic gardens and took root in optimal habitat. The scientific name for forget-me-nots, Myosotis, means mouse ears. We think the name aptly describes the shape and size of the soft petals.

Wherever we live, I always make sure we have a few clumps of forget-me-nots in our gardens. At our rural home in Camas, the dainty little blooms have just opened. They remind me of clear blue sky with a yellow dot of sun in the center.  I generally plant them with red azaleas as the colors contrast beautifully. In another week or so, it’s going to be beautiful.

The flowers of late winter and early spring occupy places in our hearts well out of proportion to their size. – Gertrude S. Wister

Spring has been a big tease in Clark County, Washington this year. Yesterday, we were pleasantly surprised by afternoon sunshine and temps in the upper 60’s. It was glorious. Today, we have heavy rain and a wind warning in effect through tomorrow. Yippee.

However, we are celebrating spring with every new bloom that opens at our rural home in Camas. Last week, we were thrilled to see our favorite woodland flowers, the Trilliums beginning to bloom. This week, it’s the lovely heart-shaped dainty blooms of Bleeding Hearts.

They look wonderful in naturalized gardens and require moist soil with sun-dappled shade.  If in the right spot, they can easily take over a garden, so feel free to share new plants with fellow gardeners.  Or, consider donating healthy plants to local plant sales where proceeds go for a good cause.

Deer will bypass this woodland plant too – a big plus when you live in rural settings. Butterflies and hummingbirds like them though – another big plus! Gardening with natives, or plants that thrive in a particular climate, is one of the best ways to work in harmony with nature.

Native plants are not only adapted to environmental conditions, they are naturally resistant to pests and diseases. Therefore, they require less maintenance and have additional storm-water and wildlife advantages. While this particular Bleeding Heart is not a true native ( Western Bleeding Heart), it is well-suited to our local conditions and thrives.

Happy Saturday. May flowers bloom along your paths today.

Filed under: Nature | View Homes

One of our favorite woodland flowers is the Trillium. This Northwest native belongs to the Liliaceae (lily) family. And while they are relatively easy to grow from their rhizomatous root, they are very slow to develop and spread. The upside – the plants can live for up to 25 years!

We spotted them yesterday afternoon while getting some exercise on the Lacamas Heritage Trail in Camas. Nothing screams Spring like spotting these beautiful white flowers popping up between the rocks and moss.  The name trillium comes from the Latin word for three – they have three leaves, three sepals, and three petals.

We have them growing in the forested area of our acreage in the hills above Camas. Due to the higher elevation our trilliums are still in the bud stage.

As they age, the flowers fade from white to pink to purple.

Wherever your travels take you today, we wish you the unexpected surprise of early Spring wildflowers. What a joy it is to celebrate Nature.

We’re not sure which came first,
but we do know it’s the time of year when many thoughts turn to eggs.

Decorating them,
putting them in baskets,
looking for good spots to hide them,
and finding creative ways to eat them.

Even a certain rabbit has eggs on his mind.
As for us, we are reminded of all the good eggs we know in life.

Like you.

(If you’re reading this post, or watching this video, we are talking about YOU!)

We both wish you a happy and joyful Easter celebration. And, while the day will be celebrated by many faiths in many different ways, to most children it is one of those magical holidays filled with excitement and wonder. It’s a day of big hopes – and big hops.  Our hope is to always remember to view life through the eyes of a child.

Views Homes in Felida, WA

Felida is a town in Clark County, WA that lies northwest of downtown Vancouver along the Columbia River.  It’s name has an interesting history. Once a quiet farming community, with older homes on large lots and acreage, it is evolving as a bustling community with many new subdivisions.  Most new houses these days are on smaller lots due to environmental, zoning, and economic considerations, but a few exceptions can be found.  Many of the homes in Felida feature views of Vancouver Lake,The Columbia River, Salmon Creek, or peaceful territorial vistas.

Salmon Creek Greenway Trail Offers Nature as Neighbors

Even with all the development in the area, Felida still enjoys a natural, verdant environment. For example, Salmon Creek Greenway Trail stretches almost 4 miles from the Felida bridge at NW 36th Avenue east to Salmon Creek Park. The trail lines a scenic natural preserve along meandering streams and wetlands. It offers runners, walkers, and bicyclists sightings of deer, rabbits, raccoons and all types of migratory birds.

After your walk or run, enjoy a nice meal at Farrar’s Bistro, a neighborhood grill  just a few miles away. It is a popular neighborhood spot, especially during their Happy Hour specials.

Woodand WA – Gateway to Nature as Neighbors

Woodland, WA is a fast-growing town about 20 miles north of Vancouver. It is also one of the oldest communities in the state of Washington. The city is technically in both Clark and Cowlitz counties, but most residents live in Cowlitz County where the majority of the city lies. Its location gives area residents easy access to recreational spots along the Lewis River and to Mount St. Helens. Buyers looking for homes in the area also consider Kalama, WA just 9 miles north.  Its location right on the Columbia and Kalama Rivers offers spectacular views and easy access to water recreation.

Many people also visit Woodland to see the Hulda Klager Lilac Gardens. Klager was a prolific breeder of lilacs. Her former home and gardens were saved in 1964 from being torn down to make room for industrial development.  The site is now maintained as a state and National Historic Landmark by the Lilac Society.

Some of our favorite ViewHomes™ in Woodland are located along the Lewis River or in lovely neighborhoods providing views of the Mount St. Helens and the Columbia River.

You’re hearing the call of the wild, longing for the peace and quiet of a home in a rural, country, or natural setting, and we don’t blame you. At ViewHomes of Clark County these types or properties are our specialty. Moving to a ViewHome with nature as neighbors is a great adventure and can be good for your mind, body, and spirit. However, it isn’t necessarily the best fit for everyone. Here are some considerations to see if you’d be a good match.

Commute Times: If you’re required to travel to a job, the commute time is worth thinking about prior to make the move. We often tell our prospective buyers to drive the route a few times. Driving fifteen miles in the country is slower than driving fifteen miles on a major thoroughfare. The upside, the roads are often scenic and enjoyable.

Shops and Services: If you like being close to everything, a rural home might not be the best fit. It’s not likely you’ll be able to run to the store for a quick gallon of milk, or pop-out for a quick pizza and beer at the corner pub. The upside, you learn to plan ahead – and when you do have an evening out for pizza – it’s a true treat.

Utilities:

Storms often create power outages, therefore homes in rural areas often have back-up generators, or at the very least, an alternative heat source such as a wood stove. It’s one thing to go without electricity for a few hours or days, but quite another to go without heat.

Many of the rural homes in Clark County Washington are located in areas without Natural Gas lines. Therefore, if you want the convenience of a gas fireplace, or enjoy using a gas oven and/or cooking stove, you’ll need to opt for propane.

Internet and cell service isn’t always guaranteed either. If TV is a big deal for you, or internet service for working at home, it’s important to investigate the reliability of service prior to buying.

Many homes in the country have wells and septic systems. It’s important to due diligence on the condition of both when you’re looking at a property to buy. Once it’s yours – it’s important to follow the required maintenance and testing schedules.

The upside – you have a lot more control over your life and living independently and sustainably.

Wide Open Spaces:

If you’re the one who loves to host progressive dinners or block parties, a lack of close proximity to neighbors could be a problem. Will you be happy living twenty to thirty minutes ( or more ) away from the nearest mall, restaurant, movie theater or sports field?

The upside – a sense of community. The people you do meet will be a great network for support and advice regarding the lifestyle.

Neighbors and Freedoms:

Naturally, with land comes some freedoms. There is no HOA in the country telling you where you can park your boat, or RV, or put up a trampoline. However, the same goes for your neighbors. Mutual respect for one another and the enjoyment of soothing views and landscapes should be the goal for all. Realistically, there are some situations where the neighbor may not share the same values. It’s best to scope things out before you make your move.

Or, your potential neighbors may be far enough away that you won’t be bothered; that also means they might not be available in a true emergency or even when you need a cup of sugar.

The upside – most neighbors in the country know one another’s phone numbers and try to help each other when we can. For example, last year, our neighbor tilled our garden area with his tractor after watching my husband and I struggle with shovels for an hour.

Nature As Neighbors:

Living in the country means paying a great deal of respect to plants, wildlife and your fellow man. Depending on where you’re planning to move, be prepared to share your land—and sometimes the road— with a number of critters such as raccoons and deer, and a myriad of other creatures such as frogs, snakes, and birds.

The upside – We believe organic gardening, a sustainable lifestyle, respect for wildlife and each other – and the planet in general,  is good for all of us, regardless of where we live.

Market Report – Waterfront Home Sales

Whether it’s a river, bay, creek or pond, waterfront homes have a built-in natural asset many buyers want. Some want easy access to boating and active water sports. Others just want a peaceful place to enjoy the relaxed, meditative environment. During summer months waterfront property is a great source of activity and escape from the heat.  During winter months, it can be a source of reflection and solace.

As the “Gateway to the Columbia Gorge”, the diverse topography of riverfront and rolling foothills offer many opportunities for gratifying views.

Combine the luxury of privacy with the diversity of views, and you have a very popular area for homesites. Washougal view homes are in the highly desirable Camas and Washougal School Districts.

Multigen Living is Changing the Housing Market

Multigenerational living, “multigen” for short, is on the rise in the U.S.

Here is a snapshot of ViewHomes™ of Clark County with dual-living features, starting at $400,000 (Note: these averages do not include a spectacular $23,500,000 165-acre multigen property in Woodland, WA)

You Can Have Nature as Neighbors in Hockinson

Lately we’ve notice a reversal of the “downsizing trend” by empty nesters several years ago.  So what happened? The biggest reason we hear now is “Room for grandkids to come and visit!”  That 1800 SqFt single-level works fine for just the two of them, but add overnight visitors, and there is too much chaos and lack of privacy – especially with kids.

Many are also looking for homes in the country to enjoy the benefits of privacy and nature, but still be close to city amenities – easy access to shopping, services, and good schools. They miss the yard space with play area for the grand kids, gardening, and private outdoor relaxation. Brush Prairie/Hockinson is a great area where we regularly find homes that meet this criteria.

Hockinson especially has all the amenities of a rural area – rolling hillsides, tracts of timber land, and large horse pastures. Yet, it is within easy driving distance of metropolitan amenities, including Portland International Airport right across the Columbia River. Combine privacy with the diversity of views, and you have a very popular area for homesites with nature as neighbors. This area is in the highly desirable Hockinson School District.
