During these times of economic upheaval, many families are finding themselves sharing a home with other adults. While this is certainly one way to weather an financial crisis, there are also emotional benefits that can last long beyond the quarantine.

Most of our multigen families chose to live together in order to spend more time with each other. Or, to take care of an ailing, or aging, family member. The latter is why we all chose to live under the same roof. We’ll spare the details, but if you’re interested, you can learn more about us here.

We recognize instability in the job market, and investment portfolio losses won’t last forever.  However, if you’re looking for a better way to weather the current times, sharing housing with other family members might be the answer. It’s possible, you’ll also discover the many joys of living life with the people you love.

So, What Exactly is “Multigen”?

First of all, let’s establish the definition of a multigenerational home.  It’s a house where adults of two or more generations live together. In our experience, it often means middle-age or senior adults with one or more adult children.  At times, there’s the addition of young children or grandchildren.

While some might think it’s unusual, consider that nearly 20 percent of Americans live in multigenerational homes. The economics of sharing a household make good sense, but there are many other benefits to this lifestyle.

Peace of mind  

Stay-at-home orders and an inability to visit nursing homes and care centers have kept people from seeing their elderly family members. We are so grateful 93-year old mom is here with us.  No worries as to how she’s holding up emotionally, or physically. She’s doing great.

Sharing Responsibilities  

Adult family members can split the chores and the errands. In our case, with two adult couples caring for mom, we also split the cooking chores. Mom gets to eat out at different households during the week. Variety is always good !

Security and Built-in House and Pet Sitters

Right now, we’re home most of the time. However, under normal circumstances, when we travel, my sister and her husband take care of mom and keep the household running. Conversely, they are free to do the same.

Emotional Benefits

Having people you love and enjoy being around is a bonus. There’s no need to feel lonely when you live in a mulgen home. Shared movies, meals, and talks around the fire pit. And, in our situation, it was an honor to share the last years of my father’s life. We have no regrets.

ADUs in Clark County Since we specialize in multigen homes, we often receive requests for information about Auxiliary Dwelling Units (ADUs) in Clark County, WA. ADUs are a desirable alternative for multigen living, provided you know the guidelines in your local area. Recently a rural homeowner on 5 acres asked about the ADU regulations in her area. So, let’s review the current status of ADUs in Clark County.

ADUs Are Legal, But…

The basic rule is, ADUs are legal in both urban and rural areas. But the allowable buildings are different. If you are in city limits, you are allowed – within certain guidelines – to add a separate structure up to 800 SQFT. It could ]be larger if incorporated into an existing structure.* In rural properties, separate ADU structures are simply not allowed.

Rules for Rural ADUs

For purposes of this article, we will concentrate on rural properties. County guidelines say any residential home on at least one acre can add an ADU. But it must be within or attached to an existing residential structure. This usually means upgrading a basement, attached garage, or adding to the current structure. Again, as long as it is attached. There is just no provision for adding a separate ADU structure, no matter how large the property.

Multigen Families Like ADUs

Most multigen families want privacy and separate living areas so they’re not stumbling over each other. The ideal solution for that is to convert an existing daylight basement with separate entrance, as we did with our home. The other alternative is to expand the existing house with an attached structure – often, a simple breezeway or deck will be sufficient to pass code. These are issues you should review with your local permit department. Having said that, we have seen homeowners who had built separate structures called “studios” or “offices”.  They have a bedroom, bathroom, and kitchenette sink with counters. This is allowed, and will be permitted, but it cannot have a stove. So, many homeowners will build the studio, get the permits, then after the inspection install a stove.  We are not condoning this, of course, but county officials acknowledge this is a common practice in rural areas.

First Things First

If you are considering a rural ADU, the first issue is whether the existing septic system and well can support an additional bedroom or two. The state’s chart shows accepted guidelines for septic sizing:
You will need to check with your local Health Department to see if your current system will support an ADU. Their analysis will include not just the tank size, but also the capacity of the drain field. If neither is sufficient, you will need to expand the current system, or install a separate system. Some homeowners decide to “decommission” a bedroom, and assign it to the new ADU. This is tricky because, though legal, could present problems at resale or for appraisers down the road. Also, if you decide to build a “studio” without a stove, you will not be able to consider it an ADU for resale purposes. If you have any questions about ADUs and guidelines for building, feel free to give us a call. * Be aware that The City of Camas has a restriction that the main house needs to remain owner-occupied at least 6 months out of the year and at no time may the owner charge rent for the main living area. Plus, you may have to install a fire sprinkler system.

I’ll tell you what I want, what I really, really want. – Spice Girls

Most multi-generational buyers are looking for a home with separate living space for another generation, most often the grandparent(s) of still-at-home children. Three generations living under one roof. In other cases, it’s two generations sharing a home. Returning young-adult children, or baby boomers who choose to care for aging parents in lieu of placing them in nursing homes.

The latter is our situation. However, what’s unusual about our set-up is that my sister and brother-in-law also live on the property too. It created a bit more complications in terms of finding the right situation, but we’ve modified the large home to accommodate our needs. The bottom line, we essentially have separate homes with our own private access. We don’t have to share space, unless we want to.

We applaud new home builders such as Lennar, for their development of multi-generational home plans. The Next-Gen is promoted as The Home Within A Home. Complete separate living quarters make up about 700 square feet of the home, and the suite has a private entrance. They apparently understand the need for everyone to feel independent. It makes it even sweeter when different generations can choose their together-time.

The only negative to the new construction homes we’ve seen is density within the neighborhood. Builders tend to cram as many homes as possible on a plat to increase profitability. We get it, but many of our multigenerational buyers want nature as neighbors and elbow room for the soul.™ In fact, it’s a requirement shared by most all of our buyers and therefore, we also specialize in marketing those types of properties as well. It’s a lifestyle requirement and passion for us too.

In our opinion, homes on acreage with a separate suite off a garage is ideal for multi-generational living. Aging in place is critical when an older generation is part of the household. Key components to consider are privacy, high ceilings and skylights to enhance smaller spaces, thoughtful design such as no-lip showers, and wide halls and doorways to accommodate a wheelchair. Again, giving one another privacy and a sense of independence greatly enhances the enjoyment of this lifestyle.

Enough acreage to garden, room to play, or to soak up soothing views also promotes well-being for the members of a multigenerational property. Connections to nature and green space help all of us feel more grounded and tends to wake up our spirituality. We find that time alone in nature, reminds us that we’re really not alone. It’s quite a remarkable gift for people of any age.
